Minor growth in rent in Metroplex Rest of the areas relatively flat

According to Apartment List The rent grew in some areas in metroplex and remained flat in the rest

The median rent in Dallas grew 0.3 percent over the year but was unchanged from July. A one-bedroom costs $894, and a two-bedroom costs $1,111

Fort Worth rents also grew 0.8 percent over the year and only 0.1 percent since July. A one-bedroom costs $922, while a two-bedroom is $1,145. 

 Orlando, Fla., had the nation’s fastest year-over-year rent growth at 5.3 percent. Seattle experienced the largest dip in rents, dropping 2.4 percent over the year.

According to Case Shiller Index Dallas reported the

lowest increase in home prices

Metroplex home Prices grew the lowest in almost 6 years according to Shiller’s Latest Home index

Dallas prices were up only 5.2 percent from a year ago, less than the 6.2 percent nationwide price gain from June 2017.

North Texas home price increases have been decelerating in recent months as the supply of houses for sale has grown and purchases have slowed.

Sales volume for single-family homes increased 3.68% YoY from 9,051 to 9,384 transactions. Year-to-date sales reached a total of 55,531 closed listings.

Median price rose 5.77% YoY from $260,000 to $275,000, while the median price per square foot also rose from $120.44 to $127.38.

DFW office Rents increases slowly

According to dallas morning news, Average asking rent for Dallas offices went up by almost 3% . The National Rent increases stood at 3.4%. Austin area rent increases were 6.8%

According to Transwestern principal Michael Griffin who represents office tenants. “The percentage increase is decreasing compared to several years ago.”

DFW asking rates were at an average rate of $25.62 well below $38.01 that of Austin and $30.78 in Houston. Office rents were highest in SFO at $74.40 per square foot


JV Acquires 1 MSF Data Center Portfolio

According to cpexecutive.com joint venture between Lincoln Rackhouse and Principal Real Estate Investors has acquired a data center portfolio totaling one million square feet throughout facilities in Dallas, Phoenix and Kansas City, Mo. 

The portfolio includes 1000 Coit Road in Plano, a two-story asset offering 454,421 square feet on 23.8 acres
