Winter Maintenance List

Maintenance of your heating system

Have your furnace or boiler checked and serviced by a licensed contractor at least once a year, preferably before the heating season begins. Clean or replace the furnace filter on forced hot air systems. Check your chimney

Adjust temperature 

Adjust the temperature. A comfortable temperate is between 75 – 79 degrees select a temperature that is comfortable for you

Insulation

Add insulation in the attic

Seal your windows doors to close any open pocket of air. Add weather stripping around doors and caulk windows to guard against drafts and heat loss

Water leaks

Check for water leaks and fix problems immediately; wrap water piping in UL-Listed heat tape and insulate if it is exposed in unheated areas such as garages, crawl spaces or attics.

Trees

Trim trees and remove dead branches so they do not damage your home

Keep gutters clear of leaves, sticks and other debris

Check smoke detectors, fire alarms and carbon monoxide detectors, and replace batteries to ensure they are operating properly.

 
Check your Lawn Watering Schedule

Time to turn off those sprinklers.

Texas shows positive occupancy rate and rent growth in 3Q2019

According to Texas A&M Real Estate Center, Texas’ economy remained healthy in the longest U.S. economic expansion on record. Payroll growth slowed, but unemployment rates hovered at historical lows. Average hourly earnings failed to make positive headway after adjusting for inflation; second-quarter real income per capita, however, increased.
The Residential Construction Leading Index rose to its highest level since the Great Recession amid falling interest rates and upward-trending building permits and housing starts

1 Billion Mixed use Development called Field Street District Planned in Dallas  

According to Dallas Morning News, A 1Billion Mixed use Development called Field Street District, is planned for a two-block, six-acre property on Woodall Rodgers Fwy. It is zoned for up to five million sf. 

Initial construction will include a combination of office space, retail space, and apartment units.

Cypress waters details plans for ten stories office building

According to Dallas Biz Journal,  Billingsley Co. is building a ten-story office tower at 3003 Olympus Blvd. within the 1,000-acre Cypress Waters mixed-use development.

The first of three new office towers on North Lake, the 322,877-sf building will have 31,933-sf floor plates.

Construction is estimated to cost $53.4 million. ​​

It was designed by O’Brien Architects. Rogers-O’Brien Construction will build the project. Billingsley Co. will handle leasing.

Work starts next spring​​, with completion set for late 2021

Texas home prices rises steadily

AUSTIN (Texas Realtors) – Texas home sales and median price had steady increases in third quarter 2019, according to Texas Realtors’ Texas Quarterly Housing Report.​​

Last quarter, 100,733 homes were sold statewide, an increase of 6.4 percent compared with 3Q2018. The median price increased 4.3 percent to $245,000. 

Of all the homes sold within the third quarter, 33.4​​​ percent were priced from $200,000 to $299,999, the highest share of sales among all price-class distributions. Homes priced from $100,000 to $199,999 represented the second-highest share of sales with 26.9 percent.

Cedar Park, Southlake among best small cities to live in

​WASHINGTON (WalletHub) – Two Texas​ cities have landed on WalletHub’s list of the best small American cities in which to live.

Ranking tenth overall, Cedar Park was third in economic health, 49th in affordability, 284th in safety, 369th in education and health, and 393th in quality of life. 

No. 14 Southlake was seventh​ in economic health, 11th in affordability, 229th in safety, 475th in education and health, and 554th in quality of life. 

The North Texas city also had the lowest housing costs and the second highest percent of people with a high school diploma or higher. It was also fourth in both highest homeownership rate and lowest percent of population in poverty

 

Texas job growth decelerates in September

DALLAS (Federal Reserve Bank of Dallas) – Texas employment will grow 2.1 percent this year, according to the Texas Employment Forecast by the Federal Reserve Bank of Dallas.

Based on the forecast, the state will add 263,700 jobs this year. Employment in December 2019 will reach 12.9 million.

This prediction comes after incorporating September 2019’s annualized employment growth of 0.7 percent and a decrease in the leading index.

“After strong growth in June and July, Texas jobs decelerated in August and September,” said Keith R. Phillips, Dallas Fed assistant vice president and senior economist. “The weakness in oil and gas extraction is spilling over to other sectors such as transportation and warehousing, which experienced job losses in both August and September.

Supply Demand Imbalance causes home prices to rise in Austin

 

AOB The cost of single-family homes in the metro is rising because of an imbalance between supply and demand. The Austin Board of Realtors (ABoR) recorded 3,189 home sales through the MLS in August 2019, a 5.8 percent increase from last year.

However, while home sales continued increasing, market listings continued to decrease.

Single-family home sales increased 5.8% to 3,189, while the median price was $326,500, a 2% year-over-year increase. New listings decreased 7.1% to 3,457 and active listings decreased 9.3% to 7,074. Inventory stood at 2.7 months.

 

San Antonio Net absorption increases

According to NAI overall vacancy stood at 6.8%, an increase from the 6.2% reported in August 2018. Meanwhile, the 2.3 million square feet of absorption registered was a 2.1 million-square-foot increase from the -203,904 square feet from the year before.

The vacancy rate for Class A properties is at 14.4%, up from 12.0% as of August 2018. Year-to-date net absorption is at 2.3 million sq. ft., up from negative 204,000 sq. ft. year-over-year.

Toyota invests $400M in San Antonio Plant

According to San Antonio Business Journal Toyota Motor Corp will invest $400M in Toyota Manufacturing Texas plan in San Antonio .

The San Antonio Toyota plant, which produces Tundra and Tacoma pickup trucks, employs about 3,200 people.

San Antonio ranks third for home price growth

According to FHA, U.S. house prices rose in the second quarter of 2019, up 1.0 percent according to the Federal Housing Finance Agency (FHFA) House Price Index (HPI).  House prices rose 5.0 percent from the second quarter of 2018 to the second quarter of 2019.  FHFA’s seasonally adjusted monthly index for June was up 0.2 percent from May.

Single-family home prices in San Antonio have increased 8.9 percent over a year ago. The pace of home construction in San Antonio has also reached a 12-year high in the second quarter, according to a Metrostudy report.

New Home construction increased 6.8 percent spike over the same period last year. Other Texas cities included in the top ten overall price growth rankings were Austin (fourth) and El Paso (tenth).

 

Developers of Granite Properties building the largest tower in West Plano

According to Dallas News “This will be the tallest building in Granite Park,” said Will Hendrickson, Granite Properties’ senior managing director. “It will also be the nicest and the most heavily amenitized building we have ever delivered.”

The tower is designed by BOKA Powell and is slated to start in 2020

Wallethub ranks Austin to be the second best city to live 

According to WalletHub – The Texas capital is the second-best large city in which to live, according to WalletHub’s comparison of the 62 largest U.S. cities. Austin lost the top spot to Virginia Beach, Va., by a narrow margin.

WalletHub, a personal finance website, based its rankings on indicators such as quality of public schools, job opportunities, and property taxes.

Austin ranked third in “economy,” eighth in “education and health,” 17th in “quality of life,” and 30th in “affordability.” It was in a six-way tie for first in “highest income growth.”

Other Texas cities ranking among the top 50 were Arlington (25th), Fort Worth (30th), San Antonio (31st), El Paso (32nd), Corpus Christi (43rd), Houston (45th), and Dallas (47th).

According to CBRE The Market saw nearly 5.2 million sf of net absorption last quarter, up from the first quarter. 

  • Construction starts totaled 5.3 million sf, and 23.5 million sf of industrial space is currently underway. Nearly 4.6 million sf was delivered.

Fall Maintenance List

Clean Gutters

Fall is a good time to clean your gutter after the leaves have fallen from the tree especially if you live in a snow zone

With heating on and Furnaces running its a good time to check and replace your smoke detector battries

Sprinkler setting

You Lawn may still need water in fall it may not need as much as peak summer. Please check and adjust your sprinkler setting. Dont forget to winterize your sprinkler systems

Winter proof your windows and doors

If you live in cold temperatures make sure to caulk your windows and check the weather strip at door to save on heating cost

Grills and Drain hoses

Clean Cover and winterize your grills and out away the drain hoses

HVAC

Change filter to your HVAC and add some bleach to the drains to clean up any Algea Build up

Fireplace and Chimney

Make sure to get your chimney cleaned if you use it. Stock up on firewood if you use a wood buring fire place. Clean up Gas value for any dirt and debris to get it ready for winter for gas fire places

Existing home sales are steady

According to National Association of Realtors, Existing homes sales are steady. Sales remained unchanged from July at a seasonally adjusted rate of 5.34 million sales. That’s down 1.5 percent from a year ago.

The median existing-home price for all housing types was $264,800 last month, up 4.6 percent from August 2017. This marks the 78th straight month of year-over-year gains. Total housing inventory also remained unchanged from July at 1.92 million existing homes up for sale. In August 2017, there were 1.87 million homes for sale.

First-time home buyers accounted for 31 percent of sales in August. ​

Cap Rates for Commercial properties remains steady and increases for retail sector

According to cpexecutive.com – Cap rates for the first quarter were between 5.1 and 6.8 percent, with Suburban Office and Retail posting the highest rates. Mid- and High-rise Apartments traded at the lowest cap rates (5.1 percent), followed by CBD Office at 5.1 percent. Garden Apartment cap rates increased by more than 11 basis points in the first quarter of the year, while CBD Office decreased by 18.1 basis points and Suburban Office fell by 11.7. Year-over-year, Retail assets commanded the highest growth for commercial properties (11.8 basis points).

Increase in Hospitality sector investment due to tax reforms

According to San Antonio Express-News – Blackstone has purchased The JW Marriott San Antonio Hill Country Resort & Spa.

The 1,002-room resort and the adjacent TPC San Antonio golf course at 23808 Resort Pkwy. opened in 2010 and cost over $600 million to build.

It includes two golf courses, spa, nine-acre water park, high-end restaurants, and nearly 270,000 sf of convention space.

In 2016, the hotel finished a $16 million expansion to its waterpark and meeting and event space. It finished an additional $500,000 worth of renovations in early 2018.

Texas Economy Going Strong

AUSTIN (Texas Workforce Commission) – The Texas economy added 32,000 seasonally adjusted nonfarm jobs in August, marking 26 consecutive months of employment growth.

According to data from the Texas Workforce Commission, the state’s seasonally adjusted unemployment rate was 3.9 percent, down from 4 percent in July.

Over the year, the state added 394,500 jobs for an annual employment growth rate of 3.2 percent.

Microsoft plans to develop three data centers in San Antonio to enhance cloud offering

According to San Antonio Business Journal – Microsoft Corp. plans to build three data centers for $62 million, according to Texas Department of Licensing and Regulation. The new development appears to be on the far edge of the Texas Research Park at 15000 Lambda Dr. Each single-story data center will span about 225,000 sf and include a 14,000-sf office portion.

Work is slated to begin in October and wrap up by August 2019.​​

Amazon Expanding its line of cashless stores

Founder and CEO Jeff Bezos is mulling the expansion of the cashierless Amazon Go concept by as many as 3,000 stores in the next three years, Bloomberg reports. The tentative plan for expansion would be reaching 10 Amazon Go stores by the end of this year, 50 by the end of 2019 and 3,000 by the end of 2021, which would give it a number of locations competitive with many national convenience store chains. ..Read more
